RENTAL HOME POLICIES

Lease Term

We offer a one year (12 moth) lease term. When your lease expires you can re-sign or the lease will  automatically renew on a month-to month basis until we receive a 60 day notice to vacate.

Administration Fee

We require $200 non-refundable administration fee on each home when the home is leased. This standard fee secures the home for the applicant during the application process.  

Payment

Our office accepts checks, cashiers checks, money orders, or payments mailed directly from your bank.  Unfortunately at this time, we do not accept charge cards, Venmo, or any form of electronic payment. 

Utilities

The homes at Ridge Creek Farms have utilities with the following companies: 

Electric: Volunteer Electric Cooperative

Water: Watts Bar Utility District

Sewer - Septic System

Guidelines in Handbook 

Residents are responsible for their own trash collection and landscaping/mowing. 

Pest Control

Jerry's Pest Control will come to treat your home once a month for pests. Please be sure you are ready for the exterminator to visit. 

Security Deposit

Each house requires a $300 refundable security deposit at the time the home is leased.. This deposit stays with your lease until you vacate. If your application is denied for any reason, the deposit is fully refundable.

Application

Each person over the age of 18 must fill out an application and pay a $40 application fee. (Married couples: one application/one fee) Each applicant will be screened separately with a credit check, employment  verification and rental references. 

Pet Policy

We requires a $300 non-refundable per fee per animal paid in full at move-in.  All pets must be spayed or neutered. While we do not have a pound limit, we do not allow aggressive dogs. Dogs are allowed in the fenced yard but cannot be left unattended while outside. It is the owners responsibility to keep their animals in their fenced back yard. 

 

Maintenance

Our maintenance staff is available to complete requests for issues that arise in your home. We try to complete non-emergency items within 48 hours and emergency issues ASAP. We also do regular preventative maintenance items such as filter changes, and fire extinguisher checks.
